Limited Representation Brokers Instructions

Thank you for your interest in our Limited Representation listing. Our goal is to make showing and selling these listings as hassle free as possible. We have a listing agreement signed by our selling clients were they have agreed to the following:

  • Pay the Buyers Agent Commission (BAC) listed in the MLS system.
  • Make themselves available to take your calls or respond to your messages.
  • Make their listing as easy to show as possible.
  • Be responsive to all offers as they come in.
  • Not to rely on the Buyers Agent to advise them on their transaction.

Please follow these instructions when inquiring about availability, scheduling showings or presenting offers:

  • Follow the showing instructions in the listing and private remarks section. 
  • You have our permission to contact the Seller to have candid conversations about their property and/or negotiations.
  • Our clients have requested to have offers presented directly to them. If you find you need assistance presenting an offer you can contact Realty NET or our other affiliated companies.
  • After you have an accepted Earnest Money Agreement upload the transaction documents to us with the following form: Transaction Submission Form
  • If you need to fax the documents to us our fax number is 800-496-5759.
  • Notify us promptly as the status changes on the listing to insure we update the MLS as required by the MLS association. Status Update Form
